You can go direct to a tile company that have their own closing attorneys. This will reduce your closing cost by a small amount.


If you live in a state like California, we rely on escrows to close loans and make sure all documents are in order, the same as an attorney in states that require closing agents to be attorneys. Again you can always go direct to a title company and use their escrow officers within the title company, this might save a few dollars.

You don't need an attorney unless you reside in a state that require an attorney for closing purposes.

Commercial Real Estate, I Was Defrauded By The Leasing Agent. How Can I Report Him And Change My Lease?
I Signed A Lease For A Certain Square Footage And A $1 Per Sq Foot. I Questioned The Size In The Beginning And Was Told Commercial Measurements Are Different From Residential, (I Don'T Know What I Am Talking About) They Measure To The Drip Line And The Guy Measured Again And Was Sure He Was Correct. I Chose The Place For The Size And Now I Am Struggling As I Need About Another 300 Sq Ft (3 Months Into The Lease) I Paid A Commercial Appraisor To Remeasure The Building And I Am 300 Sq Ft Short. I Am Paying For 2300 And Only Have 2000. The Original Leasing Agent Came Back Out And Remeasured The Building And Said He Was About Right, The Lease Says Approx. I Asked To See His Measurements And He Said He Would Email Them To Me And Now He Will Not Return My Calls Or Show Me His Measurements, But Left A Message Saying The Landlord Will Give Me $100 Off The Rent Each Month Thats It, Or I Can Get Out Of My Lease And Move. I Have Spend $1,000'S Of Dollars On Advertising, Signs Etc And If I Move I Do Not Have The Money To Spend Another $10K On All This Stuff. Is There Anything I Can Do? "The devil is in the details". The answer may very well be in one of the provisions of your lease. Commercial leases can vary depending on if it is a standalone space or on a floor of a building with other spaces sharing common areas. At the risk of saying hindsight is 20/20, you should have gotten this clarified BEFORE you signed the lease.

My recommendation is for you to request a meeting with your landlord and show him the results of the measurements and request the reduction in rent. Follow that up with a letter documenting the meeting and the request. If the Landlord continues to deny you, then you will need to hire an attorney to review your lease, review the measurements and then hopefully will only need a letter to the landlord threatening litigation to get your rent reduced accordingly. However, the attorney may advise you after reading the lease that you have no legal recourse. Again, it really depends how the lease is written.

As far as the agent, you can file a complaint with the Department of Real Estate but proving fraud is difficult. You would have to have overwhelming evidence that the agent knowingly leased you the space at 2300 feet when in fact he KNEW it was only 2,000. Most DRE's have limited manpower to investigate this and in the scheme of things this doesn't rank as an extremely large fraud if in fact there is fraud.

I Understan That Everyone Is Innocent Until Proven Guilty, But What Are Some Other Good Reasons To Defend Criminals In A Court Case?

Because many Innocent or Overcharged people are swept up in this Witch Hunt of a "crime sweep". Innocent people need defense, too, and some laws are unethical or immoral or the sentencing is often too harsh. We need good lawyers to defend against these tyrannies. So, a few truly Guilty, remorseless one slip by. Someone has to defend them to the best of their abilities. Or, the State Bar Assn. will have their license. Many courts are biased and inflexible and defense is required to keep our Constitution alive and safe. Plus, the interesting cases. Wouldn't you like to see your name on a precedent or test case or class-action suit that went Your way? A feather in your cap! I am in a dispute with the letter of state vs. Fed law right now. I find no precedent or test case. I simply see what the law says and that it is stated in black and white I am Not guilty. Still, to see this case get Recorded as I Beat the System would be such a rush for me And my counsel!

A friend of mine had to go to the bar association because his attorney embezzeled money put into an escrow account to pay for his medical bills. The Bar association has a fund to compensate people for malfeasance by their members. At first they were not going to pay my friend because they had disbarred this attorney and they said he was no longer a member. But he kept pushing and they made good on the money stolen.

No such thing as a juvenile court judge, really. There are Provincial Court judges and Superior Court judges, either one of which can end up sitting in criminal matters (though the former are far more likely), including matters under the Youth Criminal Justice Act.

In order to become either, you need at least ten years at bar (that is, as a practicing lawyer), and in practical terms usually much more.

More to the point, you don't go in with the hopes or expectation of becoming a judge. In my first year of law school, my criminal law professor pointed out to the class that we really don't want judges who consider a seat on the bench to be their ambition, so lawyers who make it known at an early stage in their career that they want to become judges...well, they don't.

He was appointed to the bench a couple of months later, which if nothing else suggests that he may have known what he was talking about.

There is an application process, however - judicial vacancies get posted by the Provincial government. The appointment is ultimately made by the Attorney General, but in consultation with members of the legal profession and judiciary.

ETA: A license to practice law in Ontario is sufficient to practice any and every area, subject to professional responsibility requirements that require a lawyer to ensure that works he takes on is within his competence. Specializations or practices limited to certain areas of law, however, are quite common, especially in Toronto and other major cities.

Whether or not you could limit your practice to a certain area depends largely on its financial viability.

"Juvenile" law...isn't really a term we use. I'm assuming that you're talking about the subcategory of criminal law dealing with juvenile offenders. I'm not familiar with any lawyers who practice exclusively in that area, but that's not to say that it isn't possible.

Security pays low and law enforcement pays well. In CA, pay for a security guard is around 9-12 dollars an hour. For a police officer, its starts at 60,000 and upwards. To get started in security, you will beed to get certified. Taking the guard card class, getting fingerprinted, and submitting your application to that state. In all it costs about 250 dollars to get started so make sure you save at least that much before you quit your job. Actually don't quit your job until after you have gotten all your certs and have found a security guard job. Check Craigslist for job like you are already doing and see what is available. You can also walk into security offices at like shopping malls and ask for an application.
